Maintenance Superintendent
Reporting to the Site Manager, the Maintenance Superintendent will be responsible for supervision of the maintenance crew and the efficient and cost effective preparation of all maintenance projects. A key part of the role includes safety regulation and implementation, short and long term maintenance planning, and liaison with internal and external professional organizations.
The position includes but is not limited to the following;
- Planning, prioritizing, assigning, supervising, reviewing and participating in all tasks related to facility maintenance utilizing the various trades departments including Mechanical, Electrical and Mobile departments.
- Developing methods and schedules for facility maintenance.
- Responsibly handling emergency situations or after-hours calls for repair and maintenance if required.
- Taking part in developing maintenance policies and standards for an organization.
- Coordinating training sessions in facility maintenance, safety procedures, and methods.
- Planning daily tasks and delegating them to Maintenance Technicians and other professionals.
- Maintaining preventive maintenance standards for an organization’s facilities and equipment.
- Routinely inspecting various elements of buildings and grounds, like fire alarms, sprinkler systems, propane systems, diesel and gas systems and applying needed repairs or upkeep.
· Typing technical and non-technical materials using current spreadsheet and word processing computer applications (Word, Excel).
· Arranging meetings if requested with vendors and suppliers.
· Working with vendors and negotiating best pricing for supplies and components.
· Ensuring departmental supply levels are maintained.
· Being a team player using organization skills to achieve paperwork accuracy and timeliness.
· Dispatch time sensitive emergency work in a busy maintenance department.
· Observe and follow guidelines ensuring that safe work procedures are followed.
· Participate in planning for long term changes and cost effective logistics.
· Maintain a computer database (CMMS - Ivara) for all equipment that is on a preventative maintenance schedule. Ensure data is always up to date and work orders are completed in CMMS.
· Help develop and maintain new preventative maintenance procedure tracking and more thorough inspection data reporting.
· Ensure accurate communication both to and between the trades departments.
· Assist in evaluating requests for repairs and maintenance and implement these requests as well as catalogue, enter and close work orders in conjunction.
· Confirm monthly parts and consumables inventory checks.
· Comply and print daily paperwork and distribute to Accounts Payables, Senior Staff and Management as requested.
· Auditing of monthly mobile equipment hours and service schedules to ensure it is up to date.
· Ensuring all the various insurance requirement documents are completed each year and ensuring all are up to date for review by insurer.
· Associated tasks to be further developed.
